Is it time to buy?

It doesn’t matter if you are a first time home buyer, relocating buyer, move up buyer, or second/vacation homebuyer all that matter is you are able to be a Buyer! What a great privilege it is to own a home in San Diego. It is an excellent market opportunity to get into the San Diego market! Yes, I will say it…San Diego housing is on SALE! Yes…San Diego Real Estate in on Sale! This is a great opportunity to plan your big move (or shall I say escape) to invest in owning a piece of the future San Diego real estate. Unlike most cities, San Diego is surrounded by natural borders that keep San Diego, well in San Diego! San Diego has Mexico to the south, ocean to the west, and natural mountains to the east so it has expanded as much and as far as it can with San Diego County being one of the largest in the country, comparable to the size of Connecticut. The vast San Diego County stretches 65 miles north to south and 86 miles east to west. The population in San Diego is only expecting to rise because of the demand to live here and this will always create housing shortage which will keep the property in the long run a great investment in your future.

What community is for you?

San Diego real estate has many adverse communities to fit every lifestyle and personality. There are the core San Diego neighborhoods such as Allied Gardens, College Area, Del Cerro, Downtown San Diego, Hillcrest, University City, and Golden Triangle. There are the central beach communities such as Coronado, La Jolla, Del Mar, Ocean Beach, Pacific Beach, Mission Beach and Point Loma. All of these San Diego communities have a totally different vibe and different housing/pricing opportunities! North County Costal is made up of Oceanside, Encinitas (Cardiff-by-the-Sea), Olivenhain, Lucadia, Solana Beach, Del Mar, Carmel Valley, Rancho Santa Fe/Fairbanks Ranch, and the newer community Santa Luz.  North County Inland is made up of Fallbrook/Pala Mesa, Vista, San Marcos, Escondido, Ramona, Rancho Bernardo, Poway, and Rancho Penasquitos. South Bay is located south of downtown from the San Diego Bay which includes National City, Imperial Beach, Bonita, Chula Vista, Eastlake/ Lakes, Otay Mesa/San Ysidro, and Nestor/Palm City. Mountains and Desert have the beautiful communities such as Alpine, Julian (famous for their pies), Cuyamaca, and Borrego Springs. Depending what your desires are on the climate you live in, view, terrain, bay, ocean, mountains, desert, San Diego County offers it all!

Is San Diego real estate affordable?

Since the housing market correction that started in 2007, 30% more San Diegans can afford to purchase a home. San Diego has excelled in livability and maintains a efficient infrastructure, and excellent commute times and various transportation services. The average commute time in San Diego is just 20 minutes and in low traffic times every community has a 45 minute drive to San Diego’s International Airport, Lindberg Field. That makes getting to work (the scenery is bad either) easier and transportation times in the red zone! Living in paradise always is going to be more than other cities which makes our housing more expensive, but with rates down, tax incentives, Foreclosure housing opportunities there is a home that is affordable in San Diego County for every qualified Buyer. Believe it or not, pricing on housing here in San Diego County can start as low as under $100,000 not too bad of a price to pay to be able to go to the beach in La Jolla, visit the Mountain town of Julian all in the same day! Mexico is a hop skip and a jump and in the winter time you can go skiing with only an hour in a half drive to Big Bear Mountain ski resorts.
